OPERATIONAL STRUCTURE AND PARTNERS
Having a deep understanding of domestic tourism allows us to provide advice on the most suitable operating structure based upon our client's experience, aspirations, and the nature of the proposed development. The advice would take into consideration the core components of ownership tenure, ground operations and sales and marketing as well as potential exit strategies.
As an overview, the non serviced tourism sector is dominated by entities which focus on two opposite strategies: A handful of very large entities which own, operate and run their own sales and marketing such as Centre Parcs and Forest Holidays and; Online Travel Agents (OTA’s) who focus solely on the sales and marketing working on behalf of property owners through sales and marketing or listing agreements. The owners are responsible for the ground operations either themselves or contracting out to local third parties. These models will suit different clients.
There are also entities which cover the operational and sales and marketing functions much the same way most modern hotel brands operate under the OpCo – PropCo format. The owner in this instance is a third party and usually passive in the operating process.
The final option includes entities who will work in partnership throughout the development process, contributing to or supplying the inventory along with expertise in the operation and sales and marketing functions. These agreements typically occur through joint ventures or long term lease agreements. Forward Land will help determine which structure best suits the opportunity and help deliver the necessary partners to realise this.
Owing to the experience Forward Land and our partners have across the domestic tourism sector, we can also provide soft market testing for private developers and local authorities as a method of attracting operators and developers to locations that have been pre-screened.
