Finally, we conduct realistic real estate market appraisals to produce the overall development appraisal, factoring in both yield and capital return potential. These models can be sensitized across a range of inputs to create a dynamic position from which to assess the development and operational potential.
Our financial models can be expanded into detailed business plans, which are invaluable tools for presenting to lenders and investors. By demonstrating the financial performance of the scheme, debt servicing capabilities, or return on investment, these business plans provide a clear and persuasive case for investment. For lenders or investors with a focus on ESG, we highlight the cost benefits of sustainable development and operations, alongside the direct and indirect economic benefits created by tourist accommodation schemes. This perspective allows developers to demonstrate the long-term financial benefits of sustainable and renewable alternatives through reduced operating costs, which will swiftly overcome and pay back the upfront premium and any perceived “sustainability deficit.”
Forward Land works with qualified brokers to find lending products that encourage and incentivize sustainable choices in the development process. We can confidently present models, projections, and business plans to those from outside the sector. Our aspiration is to persuade lenders to provide products that encourage developers to make sustainable choices. Beyond development, we support longer-term funding for sustainable operations through the demonstration of robust business models that operate efficiently and profitably.
We also work with local authorities to develop investment proposition decks that seek to attract national and international investment into tourist accommodation, as well as suitable operators through soft market testing during the initial research and strategic phases. Our use of the term “sustainable” encompasses environmental, economic, and social considerations.
