Our strategic masterplanning and planning management capabilities are rooted in research, data, and significant operational and development experience. We use this expertise to help develop strategic masterplans that align with our clients' objectives, and resources, with a focus on sustainable tourism accommodation and whole-of-life components where possible.

Working in collaboration with architects, landscape and transport partners, we create holistic masterplans that cater to the needs of occupants and visitors alike, covering live, work, and play aspects. At every stage of the project lifecycle, we consider the local economic impact, using local expertise and vernacular in design, prioritizing local contractors and supply chains during construction, and maximizing the economic benefits of live operations by creating well-designed, user-centric schemes.

To minimize the capital to be deployed and ensure operational maturity and sufficient payback, we typically use a milestone phased strategy for building out the tourist accommodation-led masterplan. The initial phases focus on delivering critical mass of operational inventory to ensure profitability and rate of growth are not hindered, and the subsequent phases are initiated once the preset trigger points are reached, often involving the recycling of capital and increasing overall returns.

As planning leaders, Forward Land engages in the planning process from the outset, working with wider tourism, economic, and planning officers to emphasize the sustainable approach and wide-ranging benefits. We have a successful track record of delivering detailed planning consents in sensitive parts of the UK, including National Parks, Areas of Outstanding Natural Beauty, and rural settings, as well as the sustainable reuse of brownfield sites. Our role throughout the planning process is to ensure a personable and engaging message is presented ahead of policy opportunities throughout dialogue with planning officials and during public engagement and consultation.

In addition to the services provided during the planning submission and ongoing stakeholder liaison, Forward Land have experience providing expertise and support as part of an appeal against the a decision to refuse an application for sustainable holiday accommodation. Research and reports are produced to address particular reasons for refusal. These typically include being able to demonstrate a lack of comparable provision in the market area, referencing features such as strong sustainability credentials and accessibility; and providing evidence of the demand for sustainable holiday accommodation.

Example of previous work

Led by Hotel Solutions, Forward Land were part of a team commissioned to report on the potential for visitor accommodation development in the Armagh, Banbridge & Craigavon Borough Council area.
Forward Land worked with Hotel Solutions, who were engaged to provide an assessment of the current accommodation provision and opportunities for growth within Blaby District.
The team were engaged by Hafren Dyfrdwy to report on the potential for sustainably developed tourist accommodation at the 9,510ha Lake Vyrnwy estate in Mid-Wales, on the edge of Snowdonia/Eryri National Park.
Forward Land worked with Hotel Solutions to conduct a comprehensive review of Bournemouth, Christchurch and Poole Council's current tourist accommodation and advise on the potential for their future sustainable development.
