John O’Groats, Scotland

Clients secured the derelict hotel, 30 acres of land and amenities in 2010 and set about building on the established visitation. Members of the Forward Land team were involved at every stage from concept through to operational launch.

The keystone asset in John O’Groats was the former hotel which had been shuttered since the 1990’s. Despite this, the location still attracted over 200,000 visitors per annum thanks to the end of the road appeal. The site also became one of the main way points on the North Coast 500 route but visitors have very short dwell time.

The team worked on shaping the site masterplan and supported the scheme through planning. The team provided input into the vision to create a sustainable, year round, high class destination. The proposals were to develop 23 new sustainable tourist accommodation properties and to restore the Hotel into 17 Scandinavian inspired, flexible self catering apartments. Having engaged with local businesses and the local community during the planning process, consent was achieved in 2011.

Throughout the multi-phase construction the team acted as client representatives and ensured a smooth transition to the operational teams. The project saw a combined investment of over £7m which included £2m of grant funding from Highlands and Islands Enterprise. We prepared the detailed grant funding application and liaised with the economic and community development agency throughout. The site opened in 2014 and is now operated by Together Travel. Through tireless effort and patience they have seen occupancy reach maturity and revenue grow year on year.

Subsequently we lead the masterplanning process which looked to breathe life into the vacant real estate that plagued John O’Groats. Land owners were brought together and a strategic plan was prepared to increase dwell time and dramatically improve the guest experience. The masterplan was approved by the Highlands Council planning committee and is currently being taken to market.
